Level 4 is the standard commercial finish — all joints, fasteners, and accessories are taped and finished with three coats and are ready for flat or eggshell paint. Level 5 adds a full skim coat over the entire surface, creating a uniform, paint-ready plane that eliminates any possibility of joint shadowing under gloss paint or critical lighting. Level 5 is typically specified for hospitality guest rooms, executive office environments, and any area where the owner requires a premium surface appearance.
No. Epic includes tape and float finishing within an integrated framing and drywall scope — not as a standalone contract. If Epic framed and boarded the project, the finish is carried under the same contract.
Yes. We coordinate directly with your painting contractor to confirm sheen level, paint system, and primer requirements before the finish coat is applied. This prevents conflicts between finish level delivery and paint system performance.
Most multifamily common areas — corridors, lobbies, and amenity spaces — are specified at Level 4. Level 5 is typically reserved for leasing offices, model units, and any space where the owner expects gloss or semi-gloss paint under critical lighting. The specified level is agreed in writing up front, so there's no ambiguity at closeout.
